You don't need a pitch. You need a number.

What Would a Buyer Actually Pay?

A real value range in about a minute, priced the way a park buyer's lender would underwrite it, not a portal guess.

The Highest Valuation Isn't the One That Closes

Any broker can win your listing with a big number. Then the buyer's lender looks at the tenant-owned share, the utilities, and the real lot rent, the financing comes up short, and forty-five days later you are cutting the price or starting over. I price your park the way that lender will underwrite it, so the number we launch at is the number that survives to closing.

Whichever way you're leaning

Sell It, or Pull Cash Out.

Either way, it starts with a real number. Run your park through my model, then we find the move that puts the most in your pocket, whether that is selling or refinancing.

Not selling and tired of running it yourself? I take on a small number of park management clients a year, usually owners I've already sold for. If that's not us, I'll point you to a manager I trust.

Meet the King

I'm Chris Minchin. I started selling investment real estate in 2013 at Marcus & Millichap, and in 2018 I opened The Apartment King. I opened The Mobile Home Park King this year, in 2026, because so many of the buyers on my list kept calling looking for parks, and park owners deserve a broker who knows this asset cold. The goal is the same: make selling your park simple and get you the most for it.

It starts with a quick, honest valuation so you know what your park is actually worth. Then comes the paperwork: a simple one-page listing agreement, no hidden fees, and for only 90 days. Because if I can't sell it in 90 days, then I'm wasting your time. I also handle the marketing as discreetly as possible, since you don't want your residents knowing it's for sale until you're ready to tell them. I would never put a For Sale sign out front.

I've been doing this long enough to know where deals tend to get stuck, usually somewhere in due diligence or the financing, and park financing especially, so I stay on top of that part and get yours to the finish line.
